Impact of our strategic decisions

We know our tenants:

  • are more likely to rely on public services – including those we provide; and,
  • will be affeceted by the recession, reductions in public services and changes in benefits.

Two thirds of our tenants are receiving housing benefit of which over a third have the whole of their rent paid by housing benefits. The introduction of Universal Credit and a cap on benefits will make it harder for people to pay rent, especially for those who under-occupy their home.

Unemployment, particularly of young people is higher on our estates whilst the recession is placing greater demand on the supply of affordable homes. In these conditions well managed housing in good condition, and supporting tenants to sustain their tenancies becomes even more important to the resilience of our residents and communities.
